COHA relocates offices to Frances Building

Castle on the Hill Association board members approve
final papers to transfer building to NuStyle



At a special board meeting on Monday, March 18, Castle board members approved the signing of the deed and lease to NuStyle Development Corporation of Omaha, Nebraska.

After nearly two years of negotiations between the two parties, COHA board voted unanimously to sign papers that would transfer the title of the building to the Omaha firm. A real estate lease was prepared for COHA board members by Mr. Robert Deck, who became a board member at the annual meeting held last November.

NuStyle will renovate the Castle into 75 apartments. COHA will retain office and gift shop space. A change in plan will allow the association's office and gift shop to be located in the same area on the north side of the building.

According to the lease document, Castle on the Hill Association will retain use of the auditorium and gymnasium also known as the "dungeon."

NuStyle agrees to renovate the auditorium and gym. These renovations shall include adding and updating necessary HVAC (heating and air conditioning, cleaning, painting upgrading lighting, provide public restrooms, covering and enclosing all windows in the auditorium which will conserve on heating and air conditioning bills. COHA will also have access to the boys' old shower room. If you are familiar with the building, this room is adjacent to the gym on the northwest corner.

When funds become available this room will become a kitchen to serve events in the gym. To assist COHA in this endeavor, NuStyle will create an opening for a door, which will help when supplies are delivered. Also a small window will be cut in and will become a serving window.

An interesting concept will happen when the fourth floor and the clubrooms on fifth are converted into a two story loft apartments.

The talk around town and in reunions is "where do I sign up for an apartment?"

Now after 30 years of being almost vacant, the Castle will be on its way to becoming a premier attraction in Sioux City.

Castle on the Hill Association memberships, dues still a vital part in restoration process

Nearly two years ago, NuStyle Development Corporation expressed an interest in restoring the Castle. It would be converted into 75 apartments. In order to accomplish this, a Limited Liability Corporation would be formed consisting of an investor, NuStyle Development and Castle on the Hill Association. COHA members have raised the question and inquired if their membership in the organization needs to continue.

As a member of the LLC, COHA has been given the auditorium and gym. It will be COHA's responsibility to purchase stage curtains, sound system, replacement seats, and other accessories to put the auditorium in operation. Other added expense will be heating and air conditioning for events that will be scheduled and maintenance before and after events. An event coordinator is being considered to take care of all the details in scheduling and promoting the various activities.

It will also the COHA's responsibility to revitalize the gym (old dungeon) into a workable event center. It is hoped that a serving kitchen can be in place to assist the activities. In order to refurbish the auditorium and gym, COHA needs to rely on members to keep their membership dues current and increase awareness to the citizens of Sioux City and former classmates to assist with donations for this fantastic enterprise.

With everyone's help, the Castle will continue to "live on" and function as one of the prominent sites of Siouxland.

COHA board would like to thank those of you who have faithfully supported us over the past years. Without "YOU", we would not be here today!




NuStyle Construction Company is planning to hold an "Open House" June 21st

This will include a large sign naming parties that will be involved in construction. Other activities are planned.

The public will have one last chance to tour the Castle before it will be closed for construction.





Gift Shop, office to be located on first floor

NuStyle Development Corporation, of Omaha, Nebraska, revealed architect plans that call for COHA's gift shop and office space to remain on first floor of the Castle. Basically, it is a 28 feet by 59 feet area in the same location as in previous years.

Gift shop manager Shirley McLeod is extremely pleased with this placement. Originally it was in a place not easily assessable by the public and alumni. These new quarters will allow for a larger display of merchandise and storage space.

COHA office will be just inside the north entrance located on 13th street. NuStyle will construct two separate rooms for the office and gift shop. NuStyle has indicated that construction should be completed by late summer of 2003.

Castle Association was contacted by NuStyle Construction Company of Omaha, Nebraska to be responsible for the protection of the Lincoln statue and also the murals on the wall. The murals were painted during the depression years.

Gary Olsen, board member and 1966 grad, agreed to take on the responsibility of protecting these two treasures.

A number of contacts were made to determine the best method and materials for protection. A decision was made to use a special type of plywood on both pieces.

Olsen figured what materials needed to be purchased including cost. He also brought in all of his equipment to get the job completed.

Work for the project was started on a really cold day in the first part of January. Assisting in this project were Jeff Delzell, Don Jensen, David VanOstrand and Travis Hicks.

As you can see from the picture, a frame of 2x4's was constructed with the corners being reinforced. Then 4x8 sheets of plywood were nailed to the frame with an automatic nailer. Lincoln will now be safe from any harm during construction of the apartments.

The murals depict early Sioux City history and were painted by Mr. R.E. Beard in 1934 during the depression years. Since the federal government employed the artist during the depression years, the murals are priceless.

A frame of 1x3 boards were placed around the murals. This would provide an air space between the murals and plywood. Where the plywood butted together, a 3-inch piece of plywood was attached, to prevent dust from entering. A mesh filter was placed at each end to further protect the murals during construction. All three murals are in good condition.
