Castle on the Hill awaits renovationNuStyle Development Corporation of Omaha, Nebraska will begin construction of 75 apartments in the Castle beginning February 1, 2002. Board members of the Castle on the Hill Association and NuStyle officers have met to discuss issues concerning the remodeling of the classrooms into apartments. NuStyle met with city officials and the Sioux City council granted NuStyle $450,000 toward this project. NuStyle has asked and received from the State of Iowa $5 million in tax credits. Other grants have been applied for to make up the difference. Total cost of construction is estimated at $9 million dollars. NuStyle has contracted Invision Architecture of Sioux City to be the design firm. Don Jensen, President of the Castle on the Hill Association, recently opened the building for an inspection tour. Included in the group were Dale McKinney, chief architect, Todd Heistand of NuStyle with three of his construction people and Julie Stavneak, project manager. As they toured the empty halls and classrooms, they commented on the condition of the walls, rooms and floors. After 30 years of neglect, the group was pleasantly surprised how the building survived.
Three different companies have been working in the building the past couple of months. Invision has contracted a company to tape measure every room, hallway for an exact measurement. Evidently some of the plans that were submitted did not match the room measurements. A team has been surveying the outside of the building as well as some of the inside.
Now two of our problem areas. First and foremost parking. Invision is working on a plan that would provide a two story parking area on the south lawn. This would provide approximately 120 spaces for residents. Additional parking will be on the north side of the building on 13th street. Second problem will be to separate residents from an activity in the auditorium and the activity people from the residents when leaving the auditorium. NuStyle, in their many construction projects, never encountered this situation. They are determined to come up with a solution. Last April, board members decided to have the building vacated by October 1st. Our renters were having difficulty in finding suitable rental space. NuStyle agreed to a 14-day extension on the deadline. As of this writing all renters are now in other locations. All except one, COHA's office and gift shop. A relocation committee is still looking for space somewhere in the city. Castle on the Hill waits patiently for construction to change its role from an empty building into a beautiful living complex and community center. Jensen, who has been serving as office manager for the past 18 months, is making space available in his home for an office until a more permanent site can be arranged. After construction is completed, COHA will be able to move into a brand new office space along with space for the gift shop. The renovation and remodeling of the Castle will soon be taking shape, and the Castle on the Hill Association would like to thank all alumni and supporters for their past assistance. Construction will soon commence on this empty room on the third floor of the Castle. Windows, that are boarded up now, will become new double pain energy efficient. After construction, this will become a two-bedroom apartment with room dividers to separate areas. Other rooms will be one or three bedroom apartments. Please visit us there. * * * * * * * * * * * * * * * * SPECIAL ANNOUNCEMENT Board members of the Castle on the Hill Association will be looking for past members and officers to help celebrate the completion of the renovation of the Castle in 2003. If you have information concerning these people, COHA needs to have their names and addresses so we can set up a database. Please consult the address for COHA in the preceding announcement. COHA board members held an auction November 17 to downsize inventory items that were no longer needed by the association. Also, by holding the auction, less storage space would be required. At this time it is not known how much space COHA will have for the office and gift shop. Following is a list of the items that were auctioned off: old style-tablet arm, tables -banquet type, padded kitchen type chairs, antique roll top desks, large wood rolling carts, 2 glass door book cases, display cases, legal size steel files, antique counter, antique sewing machine, library ladder on rollers, wooden step ladders, assorted wood molding (some knotty pine), large wood cabinet with many drawers, two antique freight trucks, new humidifier, 26 office waiting room chairs, slate chalkboards white paint for sprayer in 5-gallon containers, and miscellaneous office supplies. Castle on the Hill Association has held monthly meetings in the community room of the MidAmerican Energy building at 4th and Douglas streets in Sioux City. We will continue meeting here until our facilities are ready in the Castle sometime in March or April of 2003.
Sioux City will be the site of three Central school reunions during the summer of 2002 1952 class 50th Aug. 30-31 1957 class 45th June 28-30 1962 class 40th June 21-22 As of this writing, these are the only ones that have been scheduled. COHA does not have a commitment from NuStyle Development Corporation of Omaha whether or not these reunions will be able to tour the Castle during construction. Insurance coverage does not allow for a large group to tour the building. Members of the Christian Science Church are preparing to load church pews into the truck. A window on the north side of the Castle had to be removed so the 15-foot pews could be hoisted up onto the ramp and rolled into the truck. The church had been renting space in the Castle for the past 18 years.
Knights and Ladies keep giving donations Knights and Ladies are still giving donations to the Castle on the Hill Association. Many signed up the first year, but over the past 18 months, due to the announcement of NuStyle to refurbish the Castle, some have dropped their commitment. COHA would encourage those, who have stopped, to renew their original decision. If you did not sign up to become a member of the K&L the first time, it is not too late. Castle on the Hill Association will be in a limited liability partnership with NuStyle during and after construction. When the project is completed, COHA will be responsible for the auditorium and gym. We are in the process of determining what will be needed along with the cost. Deck practices law in Sioux City and Larson works as a unit operator at MidAmerican Energy Company. Each was nominated at the annual meeting in September. Also at the annual meeting, the board voted to have the present officers remain in their respective positions- Don Jensen, president; Gary Olsen, vice president; Teresa Den Hartog, secretary; and Mike Prosser, treasurer. Gary Olsen, who is employed by MidAmerican Energy Company, was able to secure their community room for COHA's monthly meetings.
